A Thirty/Forty/Sixty-Year Property Title Search, also known as a Real Estate Title Search, is a requirement for title insurance, purchases, title opinions and evidence for a marketable title. What length of title search you need to be considered a Full Search depends on in what state the property is located. There is a list of which states need which length of search at the bottom of the page.

Full Searches are a great option for REO, bank owned properties, foreclosure auctions and title reports where it’s important to receive all copies pertaining to the Title; including copies for any outstanding liens (only those filled in county records/circuit court), mortgages, assignments, deeds (going back two “out of family” transactions), judgments, and tax status recorded against the property, current and prior owners.

Easydocs123.com performs a chain of title search going back 30/40/60-years. For all owners in the chain of title the following searches are performed:

  • vesting information search
  • mortgage and assignment search
  • federal, state and municipal lien search (for liens filed in circuit court and county records)
  • HOA (Home Owners Association) lien search on both current and prior owners
  • Civil judgment search including foreclosure proceedings, as well as, bankruptcy and tax delinquency status.
